Montana’s beautiful landscapes, mountain views, and rural properties are a big part of what makes living here so special. But as wildfire risk and homeowners insurance continue to be important topics across our state, understanding insurance has become an essential part of buying, owning, and selling real estate.
I recently attended a Wildfire & Property Insurance community discussion hosted by Southwest Montana REALTORS®, featuring Montana State Auditor James Brown and insurance industry professionals. I wanted to learn more about the challenges facing Montana homeowners so I can better serve my clients throughout Bozeman, Belgrade, and the greater Gallatin Valley.
Why does homeowners insurance matter when buying or selling?
Insurance is more than another item on a closing checklist. It can affect a buyer’s budget, financing, and ability to move forward with a purchase.
Here are three important considerations:
1. Insurance availability and cost
Not all properties have the same insurance options or premiums. Location, construction, property condition, wildfire exposure, and other factors may affect coverage and cost. Buyers should contact an insurance professional early in the purchasing process rather than waiting until the last minute.
2. Rural properties and wildfire exposure
For homes on acreage or near forested areas, it is especially important to understand the property's insurance requirements, available coverage, and any wildfire-related restrictions or mitigation recommendations. Do not assume that a policy available for one property will also be available for another.
3. Review your policy before you need it
Homeowners should understand their coverage limits, deductibles, exclusions, replacement-cost provisions, and any requirements for protecting their property. Ask your insurance agent how your policy addresses wildfire damage and what steps you can take to reduce risk.
